Éveil’s environmental performance was conceived at district scale, from fully renewable energy production and rainwater management to mobility, landscaping, protection of small wildlife, and the revitalisation of the forest edge bordering the project.
The buildings are being developed to the Minergie standard. The chosen energy solution is based on a system capable of recovering, storing and transferring energy from multiple sources in order to produce heating and cooling for the district’s needs, thereby ensuring residential comfort during the summer months. Photovoltaic installations complete the set-up and make it possible to generate part of the electricity consumed by the district locally.
The project’s sustainability also extends to the outdoor areas, designed with the support of an ecological engineering firm. The forest edge is preserved, and the landscaping is complemented by wildflower meadows, hedgerows, fruit trees, and wetland areas. Facilities also encourage small wildlife and raise residents’ awareness. Rainwater is either infiltrated on site or directed to open-air vegetated retention basins. The district will also provide 204 bicycle spaces and a main soft-mobility corridor.
Beyond its architectural and environmental features, the Éveil district stands out for an innovative collaborative condominium model.
By acquiring their home, owners also become co-owners, in equal shares, of the district’s common areas. This model ensures the long-term management and use of shared spaces.
These spaces include, in particular, a common room, a teleworking area, a workshop, and a guest apartment designed to allow residents to host family or friends from time to time. The workshop will make it possible to share certain equipment used only occasionally, rather than having each household buy its own.
Extensive work has also been carried out on the governance of the collaborative condominium in order to organise ownership, financing, use, and the activation of these spaces. A residents’ association and a district coordinator will support their management as well as collective initiatives. Developed with Enoki, a specialist in social sustainability and neighbourhood activation, this framework will allow residents to adapt uses and services according to their needs.
For GEFISWISS, which is overseeing the project for L’Habitat des Cyprès & Cie SCmPC, the Éveil district illustrates an approach to real estate investment in which building performance, user quality, environmental impact, and long-term value creation are designed together.
